Marybrook is for sale. Flametree is not in the lot
A 20.29 ha freehold on Caves Road, with about 1,350 m² of winery and cellar door, excludes the operating business. Flametree is to sign a long lease. Knight Frank closes offers on 8 October.
A Margaret River winery estate is for sale without the wine business that uses it.
The freehold is 20.29 hectares at Marybrook, on Caves Road, owned by Mandolin Pty Ltd. On the land: about 1,350 square metres of buildings — cellar door, production space, barrel store, cool room, laboratory and offices. The plant was built for Flametree Wines in 2007. The sale leaves that business out. PerthNow reports Flametree is to sign a new long-term lease which, with options, could run up to 20 years. The tenant is meant to stay. The land is what changes hands.
Knight Frank agents Lachlan Lewis and Jonathan Wong close an offers campaign on 8 October 2026. They stress how rarely a winery and tourism asset of this scale comes up in one of Australia’s best-known wine regions. Wong called the holding significant, and strategic, at the gateway to Margaret River, with upgrades at Busselton Margaret River Airport as part of the setting.
A buyer is being asked to price the cellar door and the land while the name on the door, and the wine, stay with someone else.
Mini-concept: a freehold without the brand is a rent roll, not a label. You can own the door and still not own the wine.
Keep: before 8 October, ask what the lease actually says. “Set to sign”, with options toward 20 years, is not a lease already in the drawer.
Remember: 20.29 ha at Marybrook, Caves Road; about 1,350 m² of winery and cellar door; owner Mandolin Pty Ltd; Flametree excluded; new long-term lease planned; Knight Frank offers close 8 Oct 2026.
